Creating a new downstairs toilet under the stairs or in a hallway costs £3,500–£6,500 + VAT including the enclosure, drainage, ventilation, electrics, sanitaryware and finishes. Renovating an existing cloakroom costs £2,000–£4,000. Where drainage is difficult or the space needs structural changes, £5,000–£9,000.
A minimum of about 0.8m wide × 1.4m deep for a WC and small basin, with at least 2m head height at the WC (less is acceptable over the cistern under stairs). Most under-stairs cupboards in Victorian terraces work. We'll measure and confirm at the site visit.
No planning permission for an internal cloakroom. Building Regulations do apply — drainage, ventilation and electrics — and we work to them. Where a Building Control notification is needed we'll advise.
A macerator (such as a Saniflo) pumps the waste through a small-bore pipe to the nearest soil stack. It's a reliable solution for under-stairs and hallway WCs where a gravity connection isn't possible. A gravity connection is always preferable if the route exists.
