Engineered wood flooring in London costs between £70 and £150 per m² supplied and fitted. A 14mm engineered oak in a standard 150–190mm plank sits at the lower end; a 20mm, 220–260mm wide plank with a brushed and oiled finish from a premium mill sits at the top. Fitting alone is £25–£40 per m².

Cost drivers are the board thickness and wear layer, the plank width and length, the finish (lacquered, oiled, smoked, brushed), whether it's glued down or floated, and the subfloor — glue-down over concrete needs a level, dry screed; floating over floorboards needs the boards secured and an underlay.

Engineered, in almost every London case. It's more stable than solid wood, so it copes with central heating, flats and underfloor heating without gapping or cupping, and a good 4–6mm wear layer can be sanded two or three times over its life. Solid wood only makes sense on a ground floor with a very stable subfloor.
Yes — it's the recommended wood floor for UFH. Choose a board with a plywood or multi-layer core, glue it down directly to the screed, and keep the surface temperature under 27°C. We'll confirm the product is UFH-rated before we order.
Glue-down gives the most solid, quiet result and is essential over underfloor heating. Floating on an underlay is quicker and cheaper and works well over floorboards in flats where you need acoustic underlay. We'll recommend the right method for your subfloor.
Most London leases require it. We fit acoustic underlays that meet Part E and typical lease requirements, and we'll ask for the lease clause so the specification is right first time.
Lacquered is tougher and wipe-clean with no maintenance — good for families and rentals. Oiled looks more natural and can be spot-repaired, but needs re-oiling every few years. Hard-wax oils are a good middle ground. We'll show you both on samples.
Yes — herringbone and chevron engineered oak are very popular in London hallways and living rooms. They take longer to fit than straight plank and need a very flat subfloor, so the fitting rate is higher.
A typical living room and hallway takes 2–3 days. A whole flat 3–5 days; a whole house 1–2 weeks including subfloor preparation and acclimatising the boards for 48–72 hours beforehand.
