What herringbone flooring
really costs in London.

Herringbone costs more than plank flooring for one reason: time. Every block is laid individually and every border piece is cut, so fitting takes roughly twice as long. Supplied and fitted, LVT herringbone runs £55–£95 per m² and engineered oak herringbone £95–£160 per m².

Beyond the product, the cost drivers are the room shape (bays and alcoves mean more cuts), whether you want a border or a double-plank frame, the subfloor (herringbone needs a very flat base — usually a plywood overlay or latex levelling), and the direction and centring of the pattern through open-plan spaces.

LVT herringbone supplied and fitted costs £55–£95 per m² + VAT. Engineered oak herringbone supplied and fitted costs £95–£160 per m² + VAT. Fitting only is £35–£55 per m² because of the extra cutting and layout time. Restoring an original parquet floor costs £45–£80 per m² depending on how many blocks are loose or missing.
Every block is laid individually and the pattern has to be set out from a centre line so it runs straight through the room and through doorways. Every border piece is then cut at 45°. It's roughly twice the labour of straight plank, and it needs a flatter subfloor.
Herringbone blocks are rectangular and laid at 90° to each other in a zigzag. Chevron blocks are cut at an angle (usually 45° or 60°) so they meet in a clean point, creating a continuous V. Chevron looks more formal and modern; herringbone is the classic. Chevron is usually slightly more expensive.
Yes — original parquet in London flats and houses is well worth saving. We lift loose blocks, clean off the old bitumen, re-bed them, replace missing blocks with matched reclaimed ones, then sand, fill and finish. A restored original floor costs a fraction of a new one.
Yes — engineered oak herringbone glued down over screed is ideal for UFH. LVT herringbone is also suitable up to 27°C. We'll confirm the product is rated for it.
Usually along the longest sightline — from the front door down the hall, or towards the window in a living room. In open-plan spaces we set one centre line and run it through. We'll mark the direction on a plan before we start so there are no surprises.
Not necessarily. A single or double plank border frames the pattern and makes cutting around the edges cleaner; running the herringbone straight to the skirting looks more contemporary. Both are common in London — we'll show you examples.
A hallway and living room takes 3–4 days; a whole flat 5–8 days including subfloor preparation. Restoration of an original floor is typically 3–6 days per room depending on condition.
