In a one-bathroom family house, most agents advise keeping a bath somewhere. In flats, one-beds and second bathrooms, a good walk-in shower is usually preferred by buyers and tenants and makes the room feel bigger. If you're unsure, a shower-bath with a screen keeps both options.
Replacing a thermostatic mixer or electric shower like-for-like is £250–£600 + VAT. Replacing the tray and enclosure as well is £900–£2,000, depending on whether tiling needs to be disturbed.
